4-Point Inspection

     A 4-point inspection is a limited inspection assessment of a home's major systems Electrical, Roof, Plumbing and HVAC.  Insurance companies can require this inspection on any home regardless of age to issue or renew a policy.  

                                       What Inspectors Check & Document

            ROOF:   The inspector is looking at the type, age and condition of materials. 

ELECTRICAL:    The inspector will look at the service panels for safety hazards 

                        including outdated components and ensure the brakers are functioning

                        properly.  

   PLUMBING:    The Inspector will document the piping material found and inspect the

                        water heater and drains for active leaks, corrosion or problematic

                        materials.

            HVAC:    The inspector looks at the heating and air conditioning units,

                       documenting age, condition, and safe operation.

4-Point Inspections can be scheduled as a stand-alone service or as an add-on.  All Seller "Move-In Certified" Inspections, Buyer Home Inspection and 11 Month Warranty Inspection are offered this inspection at no additional charge when selected.
